It can be a very stressful experience selling your home and buying a new one, but it doesn't have to be that way if you ask your conveyancing solicitor to use a personal search agency.
Who are personal search agencies?
They are individuals or companies who specialise in conveyancing searches at a fraction of the cost of what your local authority will charge you or your solicitor. The turn around times are within five working days, or sometimes even quicker. You will normally find the staff consist mainly of former local authority staff from land charges and planning departments. They may also be search code-compliant and members of IPSA.
What can they offer you that a local authority can't?
With the Environmental Information Act, local authorities now have to provide all the Con29 data, which they used to charge you for, or wasn't available at all. This gave them the upper hand in providing their own searches, but now they are slowly having to provide search agencies with all the data.
